What should I check before buying property in Delhi?
At minimum: the chain of title and the seller’s authority to sell, the applicable land status and permitted use, encumbrances and mortgages, mutation and tax records, and any pending litigation affecting the property. A title examination before payment is materially cheaper than a suit afterwards.
How is a jointly owned family property divided?
By agreement where the co-owners can reach one, recorded in a partition deed. Where they cannot, a suit for partition asks the court to determine shares and effect a division, by metes and bounds where the property admits of it, and otherwise by sale and distribution.
Do I go to court or to RERA?
Complaints against promoters of registered real estate projects — delayed possession, deviation from the sanctioned plan, refund of amounts paid — ordinarily lie before the RERA authority. Which forum suits your claim, and whether a consumer complaint is the better route, is worth deciding at the outset.
